Matterport is probably the best-known way to show a property online: someone comes with a camera, scans the space and a few days later you have a 360 tour with a dollhouse view and a floor plan. If the office is finished and well presented, it works very well.
The trouble starts when what you want to show cannot be photographed yet: an empty floor nobody can picture furnished, a fit-out that ends in six months or a whole building with its street. That is when it pays to look at something else, or to combine both.
What a 360 tour does well
- It shows the space as it really is, with its finishes, its light and its flaws.
- If the space exists, one visit is enough to scan it.
- It includes a dollhouse view and a floor plan to move around.
- Many people already know how to use it from property portals.
Where it falls short
- The space has to exist and be accessible: an unfinished fit-out cannot be scanned.
- It shows the space as it was on scan day. An empty floor stays empty, and furnishing it takes separate editing.
- It cannot compare layouts: every option would be another scan of another space.
- The building's exterior and surroundings are left out, or depend on separate drone footage.
- Keeping it online usually comes with a platform subscription.
What changes with a viewer built from plans
A 3D viewer is built from the plans, photos or listing. The space does not need to be finished, and nobody has to visit it. In exchange, it is a recreation: it does not replace a photo of the real space, and the listing should say so.

When to choose each
- 360 tour: the office is finished, well presented, and you want to show exactly how it looks.
- 3D viewer: the floor is empty, the fit-out is not finished, you want to show several layouts or the whole building in its setting.

If you already have a 360 tour
No need to throw it away. Often what is missing is exactly what the tour cannot show: the furnished floor, another layout or the building seen from the street. We can build just that part and put both links on the listing.
What each one needs to get started
A 360 tour needs someone on site with the camera, the space clean and tidy, and a slot when it can be scanned without people in it. Whatever the previous tenant left behind shows up in the tour.
A viewer built from plans only needs the material you already have: dimensioned plans, current photos or the listing. A PDF is fine. If a measurement is missing, it is estimated and flagged in the delivery, so nobody takes it for a surveyed figure.
What Matterport costs and what a viewer built from plans costs
Matterport charges a subscription based on active spaces, plus the capture. A viewer built from plans is paid once per property. These are the prices of its Professional plan, according to its website, checked on 09/10/2026 (in euros, as shown in Europe):

A 360 tour depends on the visit schedule and the platform's processing, and there is usually a fee while it stays online.
