Renders, video or an interactive 3D viewer to lease offices: what each one shows, when to choose it and how to combine them in a pre-leasing campaign.

A render shows one chosen, carefully finished view; an interactive 3D viewer lets prospects move through the building and its floors wherever they like, empty or furnished, and compare layouts. For the main photo of the listing or a construction hoarding, a render; for a tenant to understand the space and share it with whoever decides, a 3D viewer. In a pre-leasing campaign they usually go together, and both are a recreation of what does not exist yet.

We are an interested party: Visedra makes 3D viewers from floor plans, not commissioned renders. That is why we describe renders and videos only as a type of material, without naming studios or giving prices.

When to choose a render

A render shows one chosen, carefully finished view. It is the best option for the main photo of a listing. What it does not allow is for prospects to move wherever they like or to compare two layouts of the same floor without ordering another image.

  • You need an image for the listing, the construction hoarding or the brochure cover.
  • You want to show one specific view with the highest finish: the facade, the reception or a terrace.
  • You know in advance which views you want. It is quoted per image: every new view is another image, and every change of furniture or lighting is another round.

When to choose a 3D viewer

  • Prospects need to understand the floor and how their team would fit, not just see a picture.
  • You want to show the same floor empty and furnished, or several layouts, without ordering an image for each one.
  • You want to show the whole building with its street and surroundings, in daylight and at night.
  • The floor is empty, under construction or awaiting refurbishment: it is built from the plans, with no site visit.
  • You want a link prospects open again and forward to whoever decides, from your website, your brochure or a message, with nothing to install.

How to combine them in a pre-leasing campaign

  • A render for the main photo of the listing, the construction hoarding and the brochure cover.
  • The 3D viewer on the building website, with a link or a QR code in the brochure and in messages to prospects.
  • The 3D open in the meeting with the tenant and on a phone during the site visit, to show the layout they care about.
  • Both pieces built from the same plans and saying the same thing: that they are a recreation of the project, and what is a proposal and what is delivered.

Visedra does not make commissioned renders. The still images included with every viewer are a fallback for devices that cannot open the 3D, not a rendering service.

Is a render or interactive 3D more expensive?

It depends on how many views you need. A render is quoted per image: every new view is another image, and every change of furniture or lighting is another round. A 3D viewer is quoted on what you want to show, and one link holds every view, the floor empty and furnished, and several layouts. At Visedra it costs from €149 + VAT.

What a Visedra viewer includes

  • The building with its surroundings and its floors, empty or furnished, several layouts on the same link and a walk mode.
  • Its own link and a block of code (iframe) for your website; it opens in the browser, with no apps.
  • Still images as a fallback for devices that cannot open the 3D.

  • The examples on this site are concept demos designed by Visedra, not real properties.

Is a 3D viewer the same as a render?

Does it work before the refurbishment?

Yes. The 3D viewer is built from the plans and shows the refurbished floors, empty or furnished, before the works finish. It is a recreation, and it marks what is a proposal and what exists.
